About Sabine Valley Foundation Repair
We help homeowners in Tyler, Longview and the towns of Smith and Gregg counties get foundation problems looked at properly and fixed the right way.
Who we are
Sabine Valley Foundation Repair is a foundation repair referral service for East Texas. We write the guides on this site and match homeowners with independent local foundation specialists, who inspect the house and do the work.
The name comes from the Sabine River, which runs between Tyler and Longview through the heart of the area we cover. Most of the houses here sit on the same sandy loam over clay, and they move the same way when the weather swings between a dry summer and a wet spring.
Why East Texas homeowners trust Sabine Valley
What guides everything on this site, from the first guide you read to the call you make.
East Texas soil know-how
Most lots here sit on sandy loam over a clay subsoil that shrinks when it dries and swells when it's wet. Everything on this site is written with that ground in mind.
Built around East Texas weather
The 2011 drought, wet spring months and hard freezes like February 2021 all show up in how houses here move. We explain what each season does to a foundation.
Focused on Smith and Gregg counties
Tyler, Longview, Kilgore and the towns around them are the only area we cover, so the advice here is about local houses and local conditions.
Older homes understood
From 1940s pier and beam houses to newer slab homes, each kind of house moves in its own way and needs the fix that suits it.
Local rules in mind
Permits, watering schedules and building offices for Tyler, Longview and Kilgore are linked in our guides and town pages, straight to the official source.
How the referral works
When you call or send the form, we pass your details to a local foundation specialist who serves your area. They contact you, inspect the house and give you a written plan and price. The inspection and any repair are carried out by that company, and your agreement for the work is with them.
We don't charge homeowners for the referral. The specialists we work with pay us for introductions, which is how the guides on this site stay free to read. More on how it works
What to expect from any good foundation specialist
Ask for each of these. If a company won't put them in writing, that tells you something.
- Floor elevation readings before any recommendation, not a guess from one crack.
- Findings explained in plain English, including when a house doesn't need repair.
- A written plan and price before any work starts.
- Permits where the city requires them, an 811 call before digging, and plumbing tests before and after lifting a slab.
- Warranty terms in writing. Warranties vary by company, so read what's covered and for how long.
Why we write the guides
Most people only deal with foundation repair once, and quotes for the same house can be thousands of dollars apart. The guides are here so you can spot the warning signs, understand the options and ask the right questions before you sign anything. The facts in them come from official sources like NOAA, the USDA soil survey, the US Census and the Texas Department of Insurance, which we link to on the page.
